
Centennial House responds to one of the most difficult sites in Spokane — a steep, narrow lot along the Centennial Trail in Kendall Yards. The program called for a multigenerational home arranged across five levels, with multiple entries from the street and a roof deck overlooking the river.

Rather than retreat from the constraints, the design uses them as catalysts. The result is a modern jewel box that rises elegantly from the hillside, stepping down with the terrain while maintaining a refined urban presence along the trail. Large openings frame sweeping views of the Spokane River, while the roof deck offers a dramatic perch above one of the city’s most active pedestrian corridors.
Perched between city and river, Centennial House embodies both challenge and opportunity — a home that transforms an “unbuildable” lot into a striking contemporary landmark in Kendall Yards.
