Northern Lights

Northern Lights is a residential community of 23 townhomes built atop an 18,000-square-foot parking structure at Schweitzer Mountain. The project was shaped by client goals, neighborhood feedback, and a series of tight site constraints, resulting in a housing solution that balances density with the qualities of single-family living.

The client sought a modern alternative to the condominium lifestyle that dominates the mountain — homes with individual entrances, private garages, and ample storage for outdoor gear. Town homes became the natural solution, achieving the maximum density allowed by zoning while still offering independence, privacy, and flexibility.

Site conditions proved equally influential.The steep hillside and compact lot required the building form to adapt directly to the terrain. By shifting floor plates to follow the contours of the slope, excavation was minimized, costly shoring avoided, and the architecture given a subtle form that feels at ease with its setting. The result is a community that meets demand for modern mountain housing while reducing environmental disturbance and supporting the project’s budget and schedule.
