Country Vista Medical

The Country Vista Medical Building represents a new development model — one built on partnership rather than a traditional tenant–landlord relationship. An optometrist, dentist, and café came together as co-owners, each with distinct needs, and charged the design team with creating a one-of-a-kind solution that served them all.

The site presented competing demands: a café requiring a prominent corner presence and double drive-thru, medical tenants needing close parking and visibility, and zoning ordinances prohibiting stand-alone drive-thrus, requiring surface parking at the rear, and mandating entrances face the street. Balancing these constraints while honoring each owner’s goals created a unique challenge.

The solution was a building with no true “back.” A central lobby connects all sides, offering multiple entrances that link the parking area, sidewalk, café, and medical tenants. The café anchors the corner, yet remains physically tied to the building, allowing its critical double drive-thru while classifying it as secondary to the medical use. The dentist and optometrist share a light-filled lobby that meets zoning requirements and provides an open, welcoming presence from every approach.

The result is a building that reconciles diverse goals, turns regulatory hurdles into opportunities, and demonstrates how creative design can unify a shared vision.
